The project began as a kitchen alteration until issues with rotten floor joists, wall plates and piles were uncovered.
Further investigation revealed a damaged pipe and an adjacent path was shedding water into the subfloor area and the retaining wall on the boundary had an inadequate foundation.
The builders diligently attended to all these issues.
The result was a reconstruction to a significant part of the house that now has a fifty year life and the ability to withstand expected seismic and wind events.
